Rezoning request - 120 and 116 Hearthstone Dr.
RZN17-0008 Request to rezone 3.729 acres from RM-48 (Medium Density Multiunit Residential) to PR (Planned Residential) at 120 and 116 Hearthstone Dr. (Tax Parcels 226-(14)-5 & 226-(A)-307) by Mike Beck on behalf of Hearthstone LLC (owner).
The Blacksburg Planning and Building Department has received a request to rezone approximately 3.729 acres from RM-48 to PR at 120 and 116 Hearthstone Dr., which is the existing Hearthstone Apartments and one additional property, respectively. The redevelopment entails the demolition of one apartment building and a single-family residential structure, and construction of one building containing residential units and structured parking and a new multi-story apartment building. The applicant seeks the rezone order to allow a higher Floor-to-Area Ratio than what is permitted under the existing RM-48 Zoning District. The total build-out will consist of 154 bedrooms (41 br/ac), which is less than the allowable 180 bedrooms (48 br/ac) under the existing RM-48 zoning. The proposed request does not increase the allowable density under the Future Land Use Designation.
