The Blacksburg Planning and Building Department has received a request for a Conditional Use Permit to develop Townhomes in the R-5 Transitional Residential Zoning District, which allows for up to 20 bedrooms per acre. 

  • The three parcels comprising this site are located at 202 Marlington Street, and total approximately 0.263 acres.  The developer intends to complete a lot line adjustment with the neighboring parcel to create a new, larger parcel for the townhomes that will be approximately 0.343 acres. 
  • The development will consist of four one-bedroom townhomes, and two efficiency townhomes, for a total of 6 units/6 bedrooms.  The density proposed for this development will be 17.5 bedrooms per acre, or 17.5 units per acre.  The Future Land Use Designation in the Comprehensive Plan is Medium-Density Residential, which allows up to 20 bedrooms per acre.  This request does not represent an increase in density above either the Future Land Use designation, or the allowable density under the Zoning District regulations.

Neighborhood Meeting

Wednesday, July 5, 6 p.m. in the Blacksburg Motor Company Building at 400 S. Main St.

This is an informal meeting that will give the applicant the opportunity to present the plans and provide attendees with the opportunity to ask questions. A staff member from the Planning department will forward the notes from the meeting to the Planning Commission and Town Council.

Planning Commission Work Session

Tuesday, August 15, 5 p.m. in the Blacksburg Motor Company Building at 400 S. Main St.

The Planning Commission will review the request and the staff report. There will be an opportunity for the applicant to present the proposal. The public is welcome to attend, however, this is not a public hearing, and there will not be an opportunity for public comment.

Tuesday, Sept. 5, 7:30 p.m. in the Roger E. Hedgepeth Chambers of the Municipal Building at 300 S. Main St.

The Planning Commission will hold a public hearing on the request and make a recommendation to Town Council. There will be an opportunity for the applicant and the public to comment.

Tuesday, Sept. 19, 11  a.m. in the Blacksburg Motor Company Building at 400 S. Main St.

The Town Council will review the request, the staff report, and Planning Commission's recommendation. There will be an opportunity for the applicant to present the proposal. The public is welcome to attend, however this is not a public hearing and there will not be an opportunity for public comment

Town Council Public Hearing

Tuesday, Oct. 10, 7:30 p.m. in the Roger E. Hedgepeth Chambers of the Municipal Building at 300 S. Main St.

The Town Council will hold a public hearing on the request and take final action. There will be an opportunity for the applicant and the public to comment.
