CUP19-0002-Request to amend a previously-approved conditional use permit (CUP13-0001; Resolution 4-A-13) at The Brownstone at 301 South Main Street (Tax Parcel 257-C 3A) to increase the maximum allowed ground-floor medical and general office square footage in DC Downtown Commercial zoning district by Brownstone, LLC (Steve and Audrey Hill, applicant/owner).

The Blacksburg Planning and Building Department has received a request to amend an existing Conditional Use Permit CUP13-0001 (Resolution 4-A-13) granted in April 2013 for The Brownstone Development at 301 South Main Street by Brownstone, LLC.  CUP13-0001 states that the total amount of Medical and General Office uses on the ground floor shall be a maximum of 33% of the total ground floor square footage of the completed development.  Of that square footage, up to a maximum of 20% may be used for medical office on the ground floor.  The applicant wishes to amend this resolution to request that the combined Medical & General Office total square footage be increased from 33% to 40.2%.  The future land use designation for this property is High Impact Commercial.

Neighborhood Meeting
Thursday, June 27, 2019, 4:30 pm in the Blacksburg Motor Company Building at 400 S. Main St.* This is an informal meeting that will give the applicant the opportunity to present the plans and provide attendees with the opportunity to ask questions.  A staff member from the Planning department will forward the notes from the meeting to the Planning Commission and Town Council.
Planning Commission Work Session
Tuesday, July 16, 2019, 5 pm in the Blacksburg Motor Company Building at 400 S. Main St.
The Planning Commission will review the request and the staff report.  There will be an  opportunity for the applicant to present the proposal. The public is welcome to attend, however, this is not a public hearing, and there will not be an opportunity for public comment.
Planning Commission Public Hearing
Tuesday, August 6, 2019, 7:30 pm in the Roger E. Hedgepeth Chambers, second floor, Blacksburg Municipal Building, 300 South Main St.
The Planning Commission will hold a public hearing on the request and make a recommendation to Town Council.  There will be an opportunity for the applicant and the public to comment.
Town Council Work Session
 TBD The Town Council will review the request, the staff report, and Planning Commission's recommendation.  There will be an opportunity for the applicant to present the proposal.  The public is welcome to attend, however this is not a public hearing and there will not be an opportunity for public comment.
Town Council Public Hearing
 TBD The Town Council will hold a public hearing on the request and take final action.  There will be an opportunity for the applicant and the public to comment.

 

*This meeting will be combined with the neighborhood meeting for CUP19-0003 which is a request from the same applicant for Office on the Ground Floor in Downtown Commercial at 401 South Main St.
