The Blacksburg Planning and Building Department has received a request to rezone approximately 3.8 acres from a mix of Planned Residential (PR) with conditions and Low Density Multiunit Residential (RM-27) to PR with amended conditions. This area was previously the subject of RZN14-0006, which has been withdrawn. The current request is being made by property owner/developer ACC OP (Warren Street) LLC. The land is located in the 500 block of Warren Street, and in the 600 block of Green Street. Additionally, there is a companion request to vacate approximately 0.327 acres (14,244 square feet) of town-owned right-of-way along Warren Street, and in the alley adjacent to Warren Street. The applicant seeks the rezoning and right-of-way vacation in order to develop a multi-family development with a maximum of 298 bedrooms (74.5 bedrooms per acre) of purpose-built student housing. Additionally, the development will include surface parking, residential amenities, stormwater management, and other improvements. The subject parcels and surrounding parcels are shown as Medium Density Residential on the Future Land Use Map. Medium Density allows up to 10 units per acre or 20 bedrooms per acre.
