Zoning Ordinance Amendment #40/Ordinance No. 1883 -The proposed amendment to the Zoning Ordinance is to change the development standards in the R-4 Low Density Residential zoning district to allow for:

  1. Averaging of existing front yard setbacks in infill areas to allow homes to be built closer to the front property line in conformance with the location of front yards of existing homes on the same side of the block face.

  2. Limit the size of new driveways or driveway expansions in the R-4 zoning District.

  3. Increase the allowed Floor Area Ratio (FAR) for single family homes and to include basement and finished attic spaces.

The following meetings have been scheduled to consider this amendment:

Public Information Meeting: Wednesday, Nov. 7, 6:30 p.m., Blacksburg Motor Company Building, 400 S. Main St. This is an informal meeting that planning staff will be available to present information on the proposed zoning amendment and provide attendees with the opportunity to ask questions. A staff member from the planning department will forward the notes from the meeting to the Planning Commission and Town Council
Public Information Meeting: Thursday, Nov. 29, 6:30 p.m., Blacksburg Motor Company Building, 400 S. Planning Commission Work Session: Tuesday, Nov. 20, 2018, 5 p.m., Blacksburg Motor Company Building, 400 S. Main St. The Planning Commission will review the request and the staff report. The public is welcome to attend, however, this is not a public hearing, and there will not be an opportunity for public comment.
Planning Commission Public Hearing: Thursday, Jan. 3, 2019, 7:30 p.m. , Roger E. Hedgepeth Chambers, Blacksburg Municipal Building, 300 S. Main Street The Planning Commission will hold a public hearing on the zoning ordinance amendment and make a recommendation to Town Council. There will be an opportunity for the public to comment.
Town Council Work Session: January 15, 2019, 11 a.m., Blacksburg Motor Company Building, 300 S. Main Street

The Town Council will review the request, the staff report, and Planning Commission's recommendation. The public is welcome to attend, however this is not a public hearing and there will not be an opportunity for public comment. 

Town Council Public Hearing: February 12, 2019, 7:30 p.m., Roger E. Hedgepeth Chambers, Blacksburg Municipal Building, 300 S. Main St.
 

The Town Council will hold a public hearing on the request and take final action. There will be an opportunity for the public to comment.
