Description:

Rezone (RZN-25-8/ORD # 2095) from Medium Density Multiunit Residential (RM-48) to Planned Residential (PR) for the development of seven (7) 4-bedroom townhome units and its associated parking. The proposed area consists of three parcels and is approximately 2.7 acres in size.

The subject area includes two (2) multifamily dwelling buildings (total of 96 existing bedrooms) and a single-family dwelling (1709 Whipple Drive). While the single-family dwelling is proposed for demolition, the multifamily buildings are not proposed to change.

The applicant proposes 45 bedrooms per acre (total of 124 bedrooms) overall with a maximum height of 36 feet for the new townhome units. An eight (8) foot asphalt multi-use trail is proposed along the southern property line.

The Future Land Use designation in the Town’s Comprehensive Plan is High Density Residential. The proposed development would not increase the density beyond the future land use designation.

An exception to Zoning Ordinance Section 5120(d)(1) and Subdivision Ordinance Section 5-401(b) to eliminate the requirement for a 4-foot grass strip between the curb and the sidewalk for approximately 40 linear feet to replace the existing driveway with the single-family dwelling and to match the existing sidewalk along Whipple Drive.
