Rezoning request (RZN-25-7) from GC General Commercial to PR Planned Residential for Mixed Use-Multi-Family and Commercial development at 702 University City Boulevard.
The development includes the demolition of several commercial and mixed-use buildings. The proposed density is 54.7 units/acre or 177 bedrooms/acre.
Affordable units are part of the unit mix with a minimum of 14% of the units meeting requirements for households earning between 50% - 80% AMI for a period of not less than 50 years.
The proposed parking ratio is 0.57 spaces per bedroom.
There are no modifications requested.
The Future Land Use designation in the Town’s Comprehensive Plan is Commercial. While complementary residential uses may occur in these areas, the primary use of this designation is intended to be commercial.
