Description:  

A rezoning amendment request to RZN-24-2/ORD 2062 (approved March 11, 2025) from GC General Commercial and R-5 Transitional Residential to PR Planned Residential which would permit the construction of an 8-story multifamily building with commercial on the ground floor, and townhome-style multifamily units, with up to 869 bedrooms. 

The amendment to RZN-24-2 adds the Speedway gas station property at 825 North Main Street to the property development proposal and will expand the mixed use area.    

There is a companion request to vacate a town-owned alley and additional right of way (ROW-25-1).

The property is located at 801 North Man Street and includes parcels on Kabrich Street, Winston Avenue, Progress Street and 825 North Main Street.  

The Comprehensive Plan Future Land Use designation is Commercial and Medium-Density Residential.  The request for 265 bedrooms per acre represents an increase in the density above the Future Lane Use (FLU).
